246 Fifth Avenue is a 32,049 SF building located at the southwest corner of Fifth Avenue and 28th Street. The property is two blocks north of Madison Square Park, and is on the same block as the recently opened and very successful NoMad Hotel.  It is also in the vicinity of the Ace Hotel, the site for the first Virgin Hotel in New York, and several luxury condominium projects that are recently completed or under construction. The building had extra FAR available, almost 40,000 sf along with air rights.  The challenge was that the building was to be constructed in a historical district.  Several studies were made in an iterative process finding the right location and massing, both to compliment the existing building and to maximize the built area.  The building appears to be two-story boxes stacked upon each other providing a variety of units from single floor to duplexes.  The core is located at the back of the building to maximize the northern views of the city.
